Tammy Jarrard I want the general public to hear this before hiring this agent for their real estate needs in Barstow. This agent is from out of the area and listed this property in Barstow, yet he lives outside of Barstow. I attended an open house in April 2024 for the 425 Fenoak Home. At the time of the open house, the pool was being filled up and serviced. I asked Tammy if it would be up and working and in good condition. She stated yes. It was not until towards the close of escrow I questioned on my walk-through the condition. Black algae were growing, and the pool was shallow in water, not to mention green. I was very concerned and brought the condition of the home to Tammy Jarred, with the help of my agent, that I was not comfortable with the pool. The pool guy had been neglecting the pool service, but she was unaware as she doesn't live close to the home. Tammy offered to shock it, but that is not a remedy once black algae takes over. Had she not been so adamant about closing rather than threatening cancellation, she would have seen her remedy was not foolproof. The foggy pool cleared, and because chlorine does not kill black algae, it went from bad to worse after the close of escrow. After it closed, I called a pool guy, the same one Tammy used, who stated he had told the seller's agent the pool was beyond repair. He wanted nothing to do with my pool. I am depressed that I now have to do about 10k worth of work. I relayed this message to my agent who spoke to Tammy who stated the seller was not going to assist and neither would the seller's agent's office. The broker looked at the issue and felt comfortable that the seller's agent did nothing wrong. I'm afraid I have to disagree! I chose not to inspect, but it was clear the home should be in the same condition or better at the time of the walk-through; it was not better, I can assure you. This was not the case. There were other issues, but this is my biggest complaint. I knew the home inside needed work, and I was ok to do so. I never expected that due to the lack of home inspection, it would be used against me. I strongly encourage everyone to be careful when using agents outside your area. They do not care about us.

We dealt with Rochelle for over a year. She was nice. But she shouldn't be a real estate agent. When there was just listed houses we wanted to see, we'd text/call her. Most of the time she couldn't get us in to see until a week or more later, when offers were no longer being accepted. We never bought a house before. And apparently we never would have with her. She just couldn't be bothered to help us in a timely matter. We ended up getting an agent from Torrance, 90 miles away. Our new agent made sure we were in looking at whatever house we wanted by the end of the day, not weeks later. Go somewhere else if you're looking to get a house. Vivian is the best realtor I have ever worked with, which is alot coming from a military spouse! We are a military family, who was looking for their forever home, while my spouse was deployed overseas for his final tour. She was flexible, I am a mom of 3 small children and I work full-time, she was able to do showings after I got off work and mapped out routes so we could get to as many as possible before losing daylight and daycare closed. She was on time and arrived with printouts of each house and had memorized the specs. She sent me homes daily, ensuring the algorithms were set, only sending me homes that would suit my family, very uniquely tailoring our experience. She even communicated with my spouse on an 8-hour time difference, showing homes via facetime, and even Youtubed a house so he could see it. When it was time to negotiate, she made sure we got the best deal on the house and even negotiated the smaller items. She also was knowledgeable about deals on the moving company, deals on installing a tv, and deals on furniture. She went above and beyond, even after closing and I found a minor error with the home, she had the seller fix it. When it was time to sign loan documents, she made sure I had the correct Power of Attorney and Paperwork to support my husband's absence. Vivian kept us updated about the process and answered all of the minor questions I had: the inspection, appraisal, and anything happening with the house. Sometimes I texted her very late in the evening, after settling my children, and she would answer right away! Vivian is also very thorough, she took photos and notated any errors or things that would need to be fixed and then made sure they were fixed upon closing. She is also patient and will take you back for multiple showings if you feel uncertain. Vivian even took a measuring tap out of her car to help me measure for appliances and furniture, doing some of the mathematics and estimates for potential refrigerators, and everything fit perfectly. She was so knowledgeable about appliances in the kitchen explaining the pros and cons of counter depth vs. standard depth appliances, making our home so much more aesthetically pleasing and maneuverable with small children. I am eternally grateful for her work and pure kindness, it is so hard being in a military family and having an absent spouse. She made the process so simple. She ensured our home closed before the holidays, and we were able to move in! After closing, she continued to check on my family making sure no questions go unanswered. Vivian is competent, detail-oriented, professional, and most of all a caring and compassionate person. I will absolutely use her again and I highly recommend her service.

To begin we took all professional pictures of our property and made a description of our property to help the promotion of the sell. I even showed the house to the clients that ended up purchasing the home. I would say the first problem came up when our realtor refused to get the certificate that was needed to sell our home, the appraiser had assured me our realtor could handle it and there was even a local office she could go to pick it up. She insisted she couldn't do it so we ended up getting the certificate needed, while our realtor was unhelpful. After the appraiser came he said 2 repairs would need to be done in order for escrow to close he said our garbage disposal needed to be fixed and the missing shingles on the roof needed to be replaced. Our realtor said they had a contractor that could fix our roof and could be paid after close of escrow. The company they work with came out to give us a quote for the roof repair and they took pictures, when they were leaving I asked if they could give me the quote instead they got my phone number and said they would call me later that day. 24 hours later I still hadn't heard a reply, so I called my realtor and got her roofers number I called and left a message asking for a quote and i hadn't received a call back for 24 hours so i decided to go with a contractor I found on facebook that could come out and repair the shingles, he did about 12 hours of work and replaced all missing shingle's. I got a written receipt. The next step was for the appraiser Mike to come out and approve the repairs made to proceed, it was approved so close of escrow continued. Escrow officially closed on March 8th, 2019. The house went into the new owners name Saturday March 9th, 2019. On March 11th our realtor started messaging us for roofing contractors number. I tried giving him a call to let him know our realtor was going to call him, the number he had given me was disconnected. So I started looking for his post on facebook and couldn't find it. Today March 12th We still haven't received any money from sell of our home and our realtor threatened to withhold our funds until we get another roofer to repair a house that is no longer in our name and with repairs that were approved in order to close escrow. She is very unprofessional, unhelpful, and inexperienced.
