How We Score
Agent Trust

Our trust scoring system was built on a single principle: you deserve an honest, data-driven way to evaluate real estate professionals — free from paid placements, self-reported credentials, or manufactured social proof.

"We believe the agent discovery process should be driven by evidence, not advertising budgets. Every score on FindRealtor.com is calculated from verified, third-party data — and that will never change."

Real estate is one of the most significant financial decisions most people make in their lifetime. The agent you choose can mean the difference between a smooth, successful transaction and a costly, stressful one. We built FindRealtor.com because we believed the status quo — where agents gain visibility through ad spend rather than merit — was failing consumers.

Our trust scoring system is the product of extensive research into what actually predicts agent performance, combined with a rigorous commitment to using only verifiable, third-party data. Here is exactly how it works.

The Framework

Six Pillars of Trust

Our scoring model evaluates each agent across six independent dimensions. No single factor dominates — the score reflects a holistic, weighted synthesis of all available evidence.

Verified Review Volume

The number of Google reviews an agent has accumulated is a powerful signal of real-world activity and client engagement. Agents with a sustained track record of client reviews demonstrate consistent service delivery over time — not just a handful of favors from friends.

We apply a logarithmic weighting model that rewards breadth of client experience without disproportionately inflating scores for agents with outsized review counts from a single burst of activity.

Rating Quality & Consistency

Raw star ratings matter, but not in isolation. A 5.0 rating from two reviews means something very different from a 4.7 rating earned across 400 transactions. Our system evaluates the statistical significance of ratings alongside their absolute value.

Scores are anchored against a meaningful baseline — agents need to exceed a minimum quality threshold before earning meaningful trust signal weight. This prevents newly-listed agents with no track record from appearing artificially credible.

Recency & Active Status

A real estate agent's reputation is built over time, but it also must be maintained. We factor in business operational status as verified by Google, ensuring that agents who have ceased operations or become inactive do not continue to surface prominently.

We continuously re-evaluate agent data as new search activity refreshes their profiles. An agent who was excellent five years ago but has since gone dormant will see their effective score reflect that gap.

Market Context & Relative Normalization

A trust score is only meaningful relative to the competitive landscape. An agent who is exceptional in a rural market may have fewer reviews than an average agent in a high-volume urban market — but that does not make them less trustworthy.

We normalize scores within each search result set, so every comparison you make is contextually fair. The top agent in your specific search is scored against the actual competition you face, not against an abstract national baseline.

Specialization Alignment

Trust is not just about volume of business — it is about relevance to your needs. An agent who specializes in luxury properties may be the right fit for one buyer and entirely wrong for another. We reward agents whose demonstrated expertise aligns with the search intent we detect.

Specialization signals are derived from business names, category data, and patterns in how agents present themselves — not from self-reported claims that cannot be verified.

Data Integrity Safeguards

All data powering our trust scores originates exclusively from Google Places — one of the most rigorously maintained business verification databases in the world. We do not accept paid placements, self-reported credentials, or agent-submitted testimonials.

Our data pipeline refreshes agent profiles each time a search is performed, ensuring that what you see reflects current, real-world data rather than a static snapshot that may be months or years out of date.

Score Interpretation

Understanding the Tiers

Scores range from 20 to 99. Every tier represents a meaningful distinction — not an arbitrary label designed to flatter agents or drive clicks.

Elite80 – 99

Agents who represent the highest combination of verified review volume, rating quality, and sustained market presence. These are consistently top-performing professionals with a strong, verifiable track record.

Top Tier65 – 79

Highly credible agents with solid performance metrics. They have demonstrated meaningful client volume and quality service, making them excellent candidates for most buyers and sellers.

Trusted50 – 64

Established agents with a foundational level of verified client activity. A score in this range indicates a professional who is active, legitimate, and building their reputation in the market.

Active20 – 49

Newer or lower-volume agents who may be earlier in their career or operating in less review-active markets. This does not indicate poor quality — only that the data available to us is limited.

Important: A lower tier does not mean an agent is unqualified or untrustworthy. It means our data on them is limited. Many excellent agents — particularly those newer to their market or less active on Google — may appear in lower tiers simply due to data availability. We always recommend reviewing an agent's full profile and speaking with them directly before making a decision.

Data Sourcing

Powered by Google Places

Every agent listing on FindRealtor.com is sourced from the Google Places API — one of the most comprehensive and rigorously maintained business databases in the world. Google employs sophisticated fraud detection, identity verification, and review integrity systems that provide a level of data quality we could not replicate independently.

By building on Google's foundation, we inherit those integrity guarantees. Reviews cannot be submitted by our platform, agents cannot purchase prominence within our system, and every data point you see has been independently verified through Google's own infrastructure.

Agent profiles are refreshed each time a search is performed in their area, ensuring the data you see reflects current, real-world conditions — not a static record from months or years ago.

Common Questions

Frequently Asked Questions

Can agents pay to improve their trust score?+
Absolutely not. FindRealtor.com does not accept payment from agents in exchange for score improvements, featured placement, or any other preferential treatment. Every score is calculated independently from a neutral, third-party data source (Google Places). Our integrity depends on this — and we take it seriously.
How often are scores updated?+
Agent profiles are refreshed each time a relevant search is conducted in their area. This means scores are continuously kept current without requiring manual intervention. Agents who accumulate new reviews or change their operational status will see those changes reflected promptly.
Why does an agent with a perfect 5-star rating not have the highest score?+
A 5-star rating based on very few reviews carries significant statistical uncertainty. Our algorithm applies confidence weighting — meaning a 4.8 rating from 300 reviews will typically outperform a 5.0 rating from 4 reviews. This reflects real-world reliability, not a criticism of the agent.
Does the trust score reflect an agent's licensing or credentials?+
No. Our trust score is based entirely on publicly available performance data from Google Places. We do not verify licensing, certifications, or professional credentials. We always recommend independently confirming an agent's license status with your state real estate commission before engaging their services.
Can agents dispute or request changes to their score?+
Since scores are derived from third-party data we do not control, we cannot manually adjust individual scores. If an agent believes their Google Places data is incorrect, the appropriate remedy is to update their Google Business Profile directly. Our system will reflect those changes in subsequent searches.
