Friedman Real Estate

I am a current tenant at Ridgeline at Canton, which is a part of Friedman’s portfolio. The tenant-facing staff in the office is wonderful, but it’s quite blatantly obvious that Friedman Real Estate does not care about or respect them. They are kind and patient, but highly undertrained and overworked, and forced to answer directly for Friedman’s lack of care for the property/tenants. The turnover rate is incredibly high. They have about 3 maintenance workers for over 700 units (738 to be exact). They cannot keep maintenance workers on staff because the requests are so far behind (and frequently marked “completed” without action) that all of the residents are angry, and the maintenance workers catch the brunt of the frustration. Friedman refuses to spend the money needed to bring in outside maintenance contractors to catch up on requests. The pool has been closed since I moved in 3 years ago, and a different excuse is given every year as to why. The 24-hour gym is either not open 24 hours, or when it is, left open access because Friedman won’t pay to fix the key fob access and distribute fobs to the tenants. The mail room was finally JUST secured and given a code lock a couple of months ago after 3 YEARS of packages being opened, stolen and rummaged through by non-residents. There is trash valet through Ally Waste that we are forced to pay monthly for and are not allowed to opt out of, yet Ally Waste routinely skips days, and decides to not pickup on non/holidays with little to no notice. When we ask management to address it, they tell us to complain to Ally directly. However, Ally’s contract is with the property, not the residents. If they are not following through on their end of the contract, it is management’s responsibility to address this or find a different company. If the residents’ issues and concerns were addressed and caught up, maybe property management would have a fighting chance to really turn this place around. It’s sad because it’s a decent area with decent looking units. When the property was sold to them, it was made clear that the property was in need of stabilization. The bare minimum has been done in the meantime. When we move, I will never be living in another Friedman property ever again.

I would like to thank our realtor, Zach Cummings, for a job well done on the sale of our commercial property.. If Zach said he would call, he did. He returned all calls promptly and had the information we needed, and if he didn’t know off the top of his head he found the answer.He employed great strategy with prospective buyers AND was always pleasant, courteous, and professional. This guy knows his stuff and gets the job done-I have nothing but praise and appreciation for the job he did getting our property sold quickly and at a good price. I would not hesitate to do business again with Zach and Friedman Real Estate

ABSOLUTELY HORRIBLE MANAGEMENT COMPANY! This must be one of those companies that rent properties outside of their state just to price gouge and never take care of the property! I was going to spare some of the issues that I’ve experienced, but I’m so tired of the property that I live at and the terrible customer service and responsiveness that I receive from their property managers. After this company took over the property, they tried to implement a fee for storage units that were defined as apart of the apartment within the lease because it cannot be accessed any other way. The regional manager of our property S. Akers was very unprofessional and condescending in our communication. They ultimately decided not to implement this charge - likely because I reported it to the attorney general and actually dissected my lease, and they realized they weren’t dealing with someone who was uneducated. People on this property are going without hot water for months. Maintenance issues are never ever resolved. The office staff does not answer the phone no matter how many times you call or when you call. The staff just hangs up when they don’t have the answers they need. Here is my most recent reviews of the property that Friedman real estate manages and completely sent down hill since taking over. It’s BEYOND RIDICULOUS! 7/22/24 update: They don’t even deserve ONE star!! DO NOT MOVE HERE. DO NOT MOVE HERE. DO NOT MOVE HERE!!!! I cannot say it enough. This placed makes me beyond livid!! You cannot EVER reach anyone!! You call maintenance to get help, and their only response is “we’re short handed, this isn’t an emergency.” Not even willing to talk me through the issue so I can address it myself. All I needed was my bathroom light changed because now I can’t even see in the bathroom. I am willing to fix it or pay someone to fix it just to avoid dealing with this piss poor property and their staff!! You mean to tell me I am going to have to find someone to fix a light so I can utilize my bathroom when I pay for maintenance in my well over $1k rent!? UNACCEPTABLE!! The pool was never opened this summer. Don’t try calling about anything because you won’t get a response. The only thing consistent about this property is the people who come clean the floors and the windows in my building. No one here deserves a job! No one here should work in customer service or in any leadership capacity. I’m sure they’re barely paid enough to pay their own bills, which is probably why they could care less about how they manage this property. I hope you all read reviews and actually take them seriously. They have a ton of empty units for a reason, and I will be gone once my lease is up! ** editing 6/24/24 because I can’t add another review. Another new management company. They never ever ever answer the front office phone. It doesn’t matter when you call. I’ve emailed for updates regarding the pool, however the manager stopped responding. It’s almost July, and there has been no communication about whether or not the pool will actually open. Supposedly there are some leaks. This is yet another amenity that we do not have access to. Love the space of my apartment still, but would not recommend moving here. I can’t wait to go.

Absolute slumlords. They took over our apartment complex and completely stopped all maintenance. We haven’t had laundry for 2 months. There are roaches all over the floor in the common areas. I’ve been polite with the receptionist who also seems to be a victim of their incompetence. Left messages with no response. I’ve been hung up on when bringing up the apartment complex.

These individuals are the management company of my current apartment complex. I have a Dryer that is a FIRE HAZARD in my apartment. This has not been addressed for 2 weeks now. When I asked my property manager about it she said she had to ask you guys if I could get a new dryer. This was a week ago. Please don’t tell me to contact you directly again without leaving contact information. What a joke of a management company.
