Wish I could give negative stars.This has been one of the worst companies I’ve ever dealt with. They routinely charge tenants for maintenance and repairs that should have been completed between lease transfers. They are pleasant and accommodating when you move in, but the moment you report issues or point out pre-existing damage, they immediately shift the blame to you and demand payment. This feels dishonest and deliberately misleading. I would strongly caution anyone considering renting from them.

I had a incredibly frustrating experience with Hill & Co. Realtors. Their communication is inconsistent and dismissive. After initially being told they only consider move-ins within a 30-day window, they abruptly shifted the goalposts to 21 days.. detail nowhere to be found in their listing. They should not even be allowed to list on Zillow platform. When I tried to show flexibility and engage in a professional manner, they were blunt and refused to even show the property. They seem more interested in being difficult than actually renting their units. Save your energy and look elsewhere; there are plenty of professional management companies in the area that actually value clear communication and basic courtesy.

We have officially ended in mid-August a rental lease of 6 years at 686 Coakley Drive, San Jose. We took over the lease from one roommate, moving in with the other. I have waited to fill out this review to give myself time to remove as much emotion as possible. The fact of the matter is, this is the second worst company I have EVER had the displeasure of renting with. Only second to York Realty in Pennsylvania (Google Dylan Lesnik and tell me how that passed their background check) To Summarize what Hill and Co is good at, they are good at taking your money and being late on replies. To Summarize by a few words, Unprofessional, Rude, Inconsiderate, and desperate to keep your deposit. With bullet points: 1. Asked moving out tenant to hand us their keys and current tenant to forward over the rental lease to us. We had to ask more than once for the full lease to be shared with us. 2. Did not check property between tenants after multiple people kept taking over the lease, and refused a walk through as we were “taking it over as is.” (See photos from when we first moved in the condition) Stated it’s just something they don’t do. 3. Immediately stated they would bill us directly when I mentioned a door screen was torn when we moved in. (2022) 4. Cost us money, time, and emotional effort of removing the literal rotting furniture out of the house for MONTHS. And they knew about it being there because the owner, Tom, even said he asked for it to be removed. 5. Billed us for a plumber who admitted the house was not meant to have a garbage disposal but on one told us, nor was it in the lease not to use. (2023) 6. Less than 30 days each time when giving us a lease renewal, even when we followed up consistently telling us they are “working on it behind the scenes…will be in touch soon!” 7. Owner of house gave us in writing what the new renal rate would be in June, heavily implied those rates would be good for a year. Hill & Co stated the rental rate was only good for 6 months and requires us to sign for 12 months, 10 days before our lease ended. 8. Their Suggested cleaner quoted us double when they found out whose rental we were in ($1,000) 9. Told us if we went with a different cleaner and it wasn’t up to their standards, they would use their suggested one and still bill us the full amount. 10. Gave us a “generous” 24hrs from the time their email was sent, on a workday, to come back and get the keys we dropped of to have the cleaners reenter and touch up or they would bill us their preferred cleaner for a full redo. 11. They billed us for every screen In the house, even after we paid to repair the one that was damaged when we moved in. (see photos of what the screens looked like that they deed beyond acceptance. ) When we asked why it wasn’t on the walk through they stated they didn’t notice at that time. So didn’t notice but were bad enough to replace them all? 12. Billed us for vertical slats that were all there when we left, stating they were missing when they came in (See photos) their only “evidence” was one photo of one on the ground, but they were all up when we left. 13. The curb Trash cans were empty when we left, but they emailed us stating we needed to come back and empty them or they would bill us for it. Overall, I could go on. I have never felt more like a rental company would take our blood as a donation if there was nothing else left to give. The emotional stress alone between keeping us waiting for the lease renewal, to breaking promises, to giving us less than 30 days to decide on resigning or moving. It’s too much. the truly Disrespectful tone that Marianne always carries behind her emails it unbearable. There is a reason they hide behind their locked front door. They know what they are doing to people is wrong and this is why they will not take in person visits. COWARDS.

So I lived at the E. Olive Ave apartment in Sunnyvale for over 5 years and I had a very pleasant experience with Hill & Co. When we moved out, they were very fair with the security deposit and what was taken. We had a pre-inspection move out that helped us a bunch. My only complaint with them was that after COVID, they switched to only email communication which could be annoying at times but I get that they want to have everything documented. It mainly was frustrating when the washer machine would break every 3 months or so. Sometimes sooner. But again, overall, I had a experience with Hill & Co's team. Not sure why they have such bad reviews.

Terrible by all accounts. This is a miserly, penny-pinching, greedy business with HORRIBLE communication practices. Expect to be ignored. Expect to be lied to. Expect to pay to remove appliances that were improperly installed by the landlord. Expect to be taken advantage of at every turn. Expect to replace anything and everything. Don't expect ANYTHING good to come out of these snakes. Good luck if you can even see one in person. Yikes.
